Construction of a new 3-Tenant 5,000 sf retail shell building for which work items include (but may not be limited to):  sitework, site utilities (inlcue 2-grease traps), site concrete, asphalt, landscpae, irrigation, concrete foundations, concrete flatwork (4' perimeter slab and 4' slabs at demising walls, (no infill at tenant spaces), masonry, structural steel, carpentry, membrane roofing, sheet metal, awnings, caulking, EIFS, 3 exterior rear doors/frames/hardware, aluminum & glass, drywall/metal studs/insulation, exterior painting, plumbing (stub water and sewer into space from 5' outside building), HVAC (include 3-10 ton RTU's and 2-6 ton RTU's with drops, no ductwork), electric (400 Amp service to each of the 3 tenant spaces, temp lights and outlets as shown).  Please include 2 demising walls for a 3 tenant layout.  Electrical/Plumbing/HVAC plans are for reference only as they only dipict a 2 tenant layout.                                                                                                                                                            DO NOT INCLUDE THE RESTROOMS OR ACOUSTICAL CEILINGS AS SHOWN ON PLANS.
